The areas of a commercial property where pedestrians may traverse or gather such as concrete pavement, sidewalks, and plazas are important not only for their functionality and as means of egress into and out of buildings but also is a no other source of beautification for the overall site landscaping.

 Safety is also a factor when looking at pedestrian utilized foot traffic areas possible tripping hazards or ponding and drainage runoff which may also form ice in some climates leading to possible slips or falls.  Although the monitoring of hazards and maintenance thereof is always the responsibility of the current ownership in the absence of such hazards are in no way a guarantee and by a commercial property inspection or property condition assessment. 

n terms of cost, some decorative plazas and walkways can be just as expensive as full size parking lots for vehicles to maintain and/or replace and the inspection team and reviewer should take that into account when processing deferred maintenance and repair information.

As a with any system commonly found on a commercial property routine inspection and condition assessment followed by application of proper maintenance materials and techniques is of utmost importance in ensuring the longevity of any pedestrian pavement system.

Examples: sidewalks, brick pavers, plaza areas, impervious surfaces, depressed curbs, truncated domes, permeable pavers, pathways, stairs.
